Unfortunately, the owner of this Courtyard by Marriott location noticed that the South Corridor of the hotel was feeling muggy. The owner suspected that the air conditioning system, which was several years old, was failing, so they called N.E.T.R., Inc.,
Upon inspection, the team at N.E.T.R., Inc., discovered that the makeup air unit required replacement. The hotel owner provided a Valent makeup unit for the AC replacement, and our team got to work.
The Problem: The makeup air unit in this Courtyard by Marriott hotel in Andover, MA, needed an AC replacement to keep the building at a comfortable temperature.
The Solution: N.E.T.R., Inc., used a Valent makeup air unit, supplied by the owner, to replace the faulty unit and get the system functioning again.
Removing the Old System
Before the team at N.E.T.R., Inc., could get to work, they had to determine what needed replacement in the current AC system. After some inspection, they found that the AC makeup air unit in the South Corridor was no longer functioning and would need a total replacement.
The removal of the old unit required the team to carefully disconnect the electrical wiring, existing ductwork, and the gas piping from the unit. Next, they would need to remove the old AC unit from the roof of the hotel.
In order to safely remove the old makeup AC unit from the rooftop, N.E.T.R., Inc., brought in a crane. Additionally, the team discovered that the roof under the unit would need to be reinforced to withstand the weight of the new unit. Several steel beams and frames were removed from the existing roof, and new parts were lifted onto the roof by the crane for the repairs.
The new structural reinforcements to the roof were designed by N.E.T.R., Inc., to meet the requirements set by S1.0, and the team also provided a new curb for the roof where necessary.
Installing New Equipment
After the old system had been removed and the roof was reinforced, the crane was used to hoist the new MAU-2 Valent makeup AC unit into place. N.E.T.R., Inc., then connected the system to the existing pipework, providing additional ductwork, piping, and electrical wiring wherever needed.
The horizontal ductwork in this particular job required some additional care since it needed to be weather-proofed. Our team used a 1” thick insulation board and rubber roofing to ensure the ductwork stays dry and protected from the elements.
Next, the crew replaced the old 25amp breaker, installed, and furnished the new power circuit from the panel. Because of the roof repairs, the gas piping for the system had to be turned off at the meter so that the crew could safely install a new meter, and a shut-off value was installed below the roof at the new pitch pocket.
The new MAU-2 AC unit required low-voltage wiring, so N.E.T.R., Inc., installed the new wiring where necessary. Lastly, the team installed a new supply duct from the original system to provide better airflow throughout the floors.
Once the system was in place, N.E.T.R., Inc., started everything up and ran tests on the new unit and ductwork to ensure everything was working correctly.
After the Installation
Now, the Courtyard by Marriott will have a better air conditioning system to keep their customers happy and comfortable. Additionally, because of the repairs to the roof, the building is now safer and better equipped to provide a comfortable place for travelers to spend a few nights while on the road.
